use perimeter and the area formulas

Perimeter= 2x + 2y = 40,   x+y=20, x=20-y

Area = xy = (20-y)y = 20y-y^2

dA/dy = 20 - 2y, equating to 0, y=10 and x=10

hence largest area=10 x 10= 100m^2
